Hi, I’m Amanda.

If you’re new here, let me tell you a little about myself & why I choose Idaho every single day.

I was born & raised in Las Vegas.

Bright lights. Constant movement. Noise that never really turns off — fluorescent energy. It taught me to operate at a high level without blinking, & that carried into my career.

But as a kid, I watched my dad build his gas business from the ground up. On weekends, we escaped to Duck Creek Village to a log cabin he built himself.

If I had to pinpoint a seed — that cabin was it.

Getting lost in the woods. Roasting marshmallows. Looking up at a sky dark enough to see every star. Those seeds stayed with me.

Before Idaho, I built a corporate retail career across the West Coast — leading high-volume stores, managing teams responsible for more than $100M in business, traveling constantly & thriving in chaos.

I loved the pace, the people & the challenge. It taught me to lead, negotiate, solve problems quickly & pay attention to details. Most importantly, it taught me that the experience you create for someone matters just as much as the end result.

On paper, everything worked.

I married my best friend — a Marine. We owned a beautiful home in the hills of Salem with big windows, a window seat I loved & a path leading to the elementary school.

It looked like the life you’re supposed to build.

But when I wasn’t working, I was outside — running, hiking, searching for quiet before returning to the noise.

Eventually, we wanted something different. More space. More nature. Somewhere we could raise a family & build a life that felt more like those weekends at the cabin.

We found that in North Idaho.

Now we’re raising our son here, & becoming a mom changed how I think about “home.”

A home isn't just bedrooms, bathrooms & square footage. It's where backpacks get dropped by the door, birthdays happen & friends gather. It's the lake you spend summers on, the trail you run & the community that becomes part of everyday life.

That perspective shapes how I approach real estate.

Today, I’m licensed in Idaho & Washington, have helped clients buy & sell 100+ homes & have reached $30M+ in annual sales.

My business centers on relocation, luxury homes, acreage, land, waterfront, new construction & investment real estate.

Working on both sides of the Idaho-Washington border means helping people figure out not just which house they want, but where their life truly makes sense.

I also own & operate a property management company, so I can continue serving investor clients after the purchase. I'm not only looking at what it takes to buy an investment — I'm thinking about what it's actually like to own it.

I work closely with two local custom builders, giving me a deeper understanding of land, floor plans, selections, budgets, timelines & the decisions between finding a piece of dirt and calling it home.

And land is its own world.

Wells. Septic. Utilities. Access. Water rights. Zoning. Site costs.

Five beautiful acres can be an incredible opportunity — or an expensive lesson. I'd rather figure that out before you buy.

My job isn't to sell you Idaho.

I love the lakes, mountains, boating with my family, running outside & having places where my son can explore. But North Idaho isn't perfect for everyone.

Acreage requires work. Rural living has tradeoffs. Building can be complicated. Winters are real. And twenty minutes in one direction can completely change the lifestyle you're choosing.

That's why you'll see me talk about more than beautiful houses — taxes, commutes, wells, septic, building costs, Idaho vs. Washington & what it's actually like to live here.

Because I made a big move once, too.

There's a difference between finding a beautiful house and finding where your life fits.

My job isn't to talk you into North Idaho. It's to help you understand it well enough to know where you belong.

Because at the end of the day, I'm not here just to help you find a house.

I'm here to help you find more than home.
