We charge an initial, one-time, start-up fee of $300 per property. This covers initial management paperwork, photography, property inspection, rental market analysis, comparative property analysis of the subject property, tenant portal setup, marketing portal set up, and any relevant tenant transfer paperwork. After that, we charge 8% of the monthly rent for residential properties. No tenant in place, no monthly management fee. Multiple properties may qualify for a discounted start up fee.
At the very minimum we collect a deposit equal to one month's rent, plus an applicable pet deposits, if the property allows pets. Luxury properties will require at least two month's rent as a deposit. All deposits are kept in a secure account.
Detailed background screenings are crucial in protecting your investment. We conduct in-depth criminal and credit background checks, ID verification's, and eviction scans on all applicants 18 years old or older that will be occupying the property. Our software analyzes risk and verifies debt to income ratios, to ensure tenants can afford the rent payment. In addition, we also verify income and employment and contact the applicant’s current landlord for a rental reference if applicable.
Our tenants have access to a 24 hour maintenance portal, as well as an emergency line. We handle all the scheduling for needed repairs and maintenance. Your home may require lawn care between tenants, annual back flow testing, sprinkler blowout, bug spraying, and other items to maintain the property. We take care of it all and alert you if there's other larger repairs you may need to consider over time. We will always notify you of maintenance requests on your property and keep costs as low as possible. We have an "in-house" handy man service and have a variety of local vendors we work with. We are happy to work with your preferred list as well. Rest assured, we will never authorize a costly repair without discussing it with you.
We understand there are unforeseen circumstances that may occasionally result in a late rent payment, but we do our best to mitigate this. Our rental software alerts tenants several days before rent is due, as a rent reminder. If rent is not paid by the first of the month, we notify the tenant the next day. Often times, late rent was a mistake. In rare circumstances other action is needed. If rent or a plan/communication for late rent is not in place by the 5th of the month, we will file for eviction.
We care about your investment. We run a comparative market analysis on your property the moment we start managing it and every year after. Generally we take that value and assess 6% of that as a yearly gross minimum, spread across 12 months. This preserves your equity and gets you the investment you deserve. Market inventory may effect these numbers.
On top of that, depending on your city, we charge a set water or sewer charge based on consumption records.
Your home will be marketed on 20+ rental sites. These include zillow, realtor.com, rent.com, apartments.com, facebook, instagram, rentpath, and many more. On top of that, we use detailed targeting to market to individuals specifically looking to rent or move to the area and may need to rent while they look for a home to buy.
